aviation / flying People, located east of the Aucilla River shores.

This land offer is in the fly-in part of a community subdivision
named Ashville Highlands, Phase 2 Block C. The airstrip known as
Jefferson Landing (FAA ID 74FL) is shared with a community sub-
division named Jefferson Landings(plural), located on the west side
of the airstrip.
Both of these community subdivisions are part of the Ashville Area
Property Owners Association(AAPOA), sometimes referred to by
tradition only as Aucilla Shores or Aucilla River Shores; & also
related by the Airstrip Executive Committee(AEC). Essentially two(2)
separate entities to help manage the community & associated
airstrip.
The AAPOA includes other subdivisions in the immediate area, Aucilla
Shores Subdivision for instance, a separate subdivision located
south of the airstrip. There is a Declaration of Restrictions &
Protective Covenants that carries the Aucilla Shores Subdivision
title to cover this subdivision & homesite under the AAPOA creation.
The entire community area does not enjoy airstrip access, nor the
cost of buying into and supporting the airstrip when buying the
homesite around the airstrip. Not all Ashville Highlands homesites
enjoy airstrip access rights. These few airstrip parcels are limited
in number; like that of waterfront parcels - where not everybody
living in a water front community has access to the water from their
particular parcel unless special provisions are made. Non-airstrip/
taxiway lots do not enjoy access rights to the airstrip. However,
hanger/tie-down lots may be available for sale, rent or lease at the
north end of the airstrip.
An easement is part of this 5 acre parcel, which creates half the
width of the taxiway to the airstrip. A matching parcel (lot 21) on
the south side with easement provides the other half of the taxiway
width. Owner of this parcel holds full right to access the airstrip
via the taxiway, responsible to other airstrip property owners for
the annual assessment for maintenance or upgrade of the airstrip, or
any other agreed on matter concerning the airstrip by property owner
vote or AEC approved action.
All of the maintained area of the 6000x100 foot grass/turf/sod is
considered normally usable & accessable. Actual land size of the
airstrip is 6395ft x 150ft according to survey documents. Obvious
safety margins limit actual usable area.
The entire five(5) acres is usable to my knowledge, no wetlands.
Relatively high for the area too. The airstrip is reported by the
FAA to be 120 feet above sea level, the parcel is at least that,
possibly higher, not really sure.
Access to this parcel via road is a few thousand feet south from
paved highway 146 in Jefferson County (also known as Ashville
Highway). Roads within the AAPOA are not paved, are private &
maintained by the AAPOA.
Driving directions to the community
Hwy 146 runs east from Monticello Florida, a small town & county
seat north of I-10 & NE of Tallahassee Florida - the state capitol.
Or west from hwy 221, a point known & typically found on road maps
as Ashville. Hwy 221 runs north from Greenville/hwy 90/I-10, or
south from Valdosta Georgia, depending on where you are. The airstrip
community is about halfway between either starting point on hwy 146.
The airstrip & East 1st Street is perpendicular to & runs south
from
hwy 146, east of the Aucilla River. The airstrip is visible when
slowly driving by. East 1st Street is marked by road sign.
Arriving from the east on hwy 146, slow down at the forest service
fire tower, to make the second left turn onto the unpaved road
marked as East 1st Street.
Arriving from the west on hwy 146, slow down at the Aucilla River,
then look for the unpaved road (marked as Deerwood Blvd) & aircraft
hanger/tie-down lots (near the road) on the north end & west side of
the airstrip, after the airstrip - make the next right turn onto the
unpaved road marked as East 1st Street.
South on East 1st Street, turn west towards the airstrip at the 2nd
right turn, a deadend road/cul-de-sac marked as East 2nd Court, &
the north boundary of this parcel for sale, lot 24. The 3rd right
turn is a deadend road/cul-de-sac marked as East 3rd Court, & the
south boundary of another parcel, lot 21. The boundary line
separating the two properties/lots is not marked physically,
considered it is a half-way point by footage.
However, once off hwy 146 headed south you drive right to the
homesite/parcel offered for sale (lot 24), on your right. That is
the southwest corner of East 1st Street & East 2nd Court.
The five(5) acre homesite is listed as Jefferson County parcel#
11-2N-6E-0550-000C-0240 according to the tax bill. The taxes run
about $468.00 per year as is. It is five(5) acres more or less, Lot

1st Street. A water well & septic tank must be installed by owner.

Annual association assessments now arrive separately from the AAPOA
& the Airstrip Executive Committee(AEC), two bills.
Essentially two
associations, yet linked by one director sitting from the AEC. The
annual AAPOA assessment is now $165.00, & the airstrip is $70.00.
This is a private community responsibility, not involving city, county,
state, or any government.
I am not aware of any website for the airstrip association. Contact
info for the airstrip manager & directors is provided online at the

A platt in PCX or DOC format exists, may be attached or sent with
this writeup, or will be sent by email attachment at your request -
ask for format needed. Windows paint or most graphics wordprocessor
programs like Word will open them. The PCX file is a standard 8.5 x
11 fax document that any fax conversion software would handle. The
DOC file is MS Word for DOS 4.0, an older version, new versions
should handle it. The platt shows two(2) homesites with the numbers
circled, lot 21 & 24, homesite lot 24 I offer for sale.
